Fast, predictable storefront service for restaurants, retail, and street-level offices on weekly, bi-weekly, or monthly routes.

Standard rate: $3 per pane with a $40 minimum.

Frequency pricing: weekly and bi-weekly routes can be discounted slightly depending on scope and consistency.
Commercial window projects
From $125 hourly bid basis

For office parks, medical buildings, and larger projects where setup, ladders, and access planning matter more than a simple per-pane guess.

Typical bid method: quoted by scope using an internal target around $125 per hour, or flat-rate where appropriate.

Grease and grime maintenance
From $120 per service

Dumpster pads, drive-thru lanes, and storefront entries cleaned on a schedule, so grease, trash juice, and gum never take over.

Typical pricing: dumpster pads often start around $120 one-time or $100 recurring. Larger greasy resets and drive-thru lanes are quoted by scope.

Gum and stain removal can be priced separately if the buildup is beyond normal maintenance.
Parking lots & flatwork
From $0.20 per square foot

Sidewalks, plazas, and parking lots cleaned with the right pressure and chemistry so concrete looks bright without striping.

Typical range: about $0.20–$0.30 per square foot on many commercial jobs, with volume pricing possible on larger open-access areas.

Minimum: most larger truck-roll commercial flatwork jobs need enough scope to make setup worthwhile.
Building soft wash
From $125 per hour bid basis

Soft washing for stucco, EIFS, brick, and metal siding that kills organics, freshens surfaces, and avoids the damage risk of high pressure.

Bidding formula: quoted by estimated labor, setup, and access. Most projects are built around an internal target of roughly $125 per hour.

Yes. For many restaurants, retail, and medical offices we schedule early morning or evening work to avoid crowding your customers. For larger projects we coordinate with your team so access, parking, and safety are handled before we arrive.
Do you provide proof of insurance and documentation?
Yes. We can provide a current certificate of insurance on request. How do you handle oil, grease, and heavy gum?
We pretreat stains with appropriate degreasers or specialty products, then clean with the right method. Older set-in oil or rust can leave a light shadow, which we explain before service. Heavy gum fields and restoration-level cleanup are priced separately from simple maintenance.
What if my site needs a lift or special access equipment?
When special access is required, we build that into the proposal so the scope is clear up front. That includes coordination, scheduling, and site-specific safety considerations.
Is this a contract, or can we start with a trial?
Many storefront routes and pad cleanings can start with a simple trial period so you can see the difference on your own property. Larger properties and more complex work come with a written proposal so expectations are clear before day one.
